Linda asks…

where can I obtain free list of foreclosures homes for sale?

in phoenix,az

Your Questions About Foreclosures

The Expert answers:

There’s two types of foreclosures. Bank and govt owned foreclosures. If you are looking for bank foreclosures, you can find them on bank web sites like Countrywide and Bank of America. The links to these banks’ REOs are available on this free web site:

What’s funny is, a lot of foreclosure sites CHARGE you a fee when all of this is free. They just compile the data together (automatically), and that’s what they sell.

If you are looking for government owned foreclosures, which is often cheaper but requires more research, you should look into the back pages of this book: Complete Guide to Real Estate Tax Liens and Foreclosure Deeds: Learn in 7 Days [ISBN 0978834682] by Don Sausa. It contains one of the biggest lists of govt foreclosures and it is pretty cheap compared to the infomercials that sell them on TV. You can buy the book off Amazon or Barnes and Noble for less than $17.

John asks…

Any good site for single family homes for sale or in foreclosure in LA?

I am looking for a site that doesn’t require my personal information and is free to view the listing of homes for sale in the county of Los Angeles. Many of the sites require my phone number, address and credit card #, all which I am not comfortable in giving out just to look at the listings.

Lizzie asks…

Are there public list of homes prior to foreclosure and people interested in short sale?

I am looking for people interested in short sales for homes and I need a list of people who need their homes sold fast. Is there a public list that I can use to find people who really need help with this? Would the banks provide the information if I ask for addresses?
Thanks

Your Questions About Foreclosures

The Expert answers:

Yes, there is. Any real estate agent can get you a list of short sale houses, they are listed that way in the MLS. However, those are not going to be sold fast, short sales take a very long time because the bank has to get involved.

Your Questions About Foreclosures

Sandy asks…

Would I be liable for the seller’s loans if I purchase a short sale or foreclosure home?

Would I be liable for the seller’s loans if I purchase a short sale or foreclosure home even if I have go through a title company?

Thank you!

Your Questions About Foreclosures

The Expert answers:

No. The seller will be liable for any difference that is not paid by the purchase of the home.

As the buyer, the only thing you are liable for is the purchase of the property. If the purchase goes through, that means the lender “forgave” a certain amount of the debt. You will receive a clear title from the sale.
