Your Questions About Foreclosures

Ruth asks…

Do you know homeless people are taking over foreclosed homes on the news with no consequences ?

They have homeless advocates declaring squatters rights and breaking in.change lock and turn on utilities and noone is stopping them. I am not opposed to helping people but is America that bad off you can go live rent free in a foreclosed home while the original owner is now homeless ? WTF !

Your Questions About Foreclosures

The Expert answers:

I see what you’re saying completely. But honestly, a lot of homeless people don’t have much to lose, so if they DO get arrested for it they’ll at least have a warm place to sleep and some food every day. I don’t think it’s right, but I can understand where they are coming from.

Your Questions About Foreclosures

Lizzie asks…

Does anyone out there know anything about purchasing foreclosed homes?

My wife and I are first time home buyers. We have heard that you can get some good deals buying foreclosed properties. I found one website that deals with this but all of the properties listed are already sold. Are there any legitimate sites where you can find up to date listings? Bargain Homes is not open for consideration.
I would apreciate some help on this.
Thank you.

Your Questions About Foreclosures

The Expert answers:

By pass the Agents and the Lists and go directly to the banks in your area. The banks have foreclosure lists that are on their books. They want them gone because they are a drain on their cash reserves. They will be happy to give you their foreclosure list and will probably help you with financing as well. Why pay other people when you can do it yourself?

Any real estate agent can get that for you. Anything you find online will be VERY outdated.

Mandy asks…

Would it be a good idea now to buy cheap homes or foreclosed homes?

Would it be a good idea now to buy cheap homes or foreclosed homes?
and fix them and flip them and sell them at a higher price or would this be risky right now!

If this is a good idea to do now in this economy how much would you need to start?

Thanks

Your Questions About Foreclosures

The Expert answers:

Take a look at what foreclosed homes are going for in your area and assume that you need 150% of that in cash to start. So you buy a house for $100K and put $50K into fixing it up. You now have a house worth maybe $175,000 sitting next to a $100K dump. Does this sound like a good buy for the potential buyer. Any thing to do with the housing market is risky at the present time.

Your Questions About Foreclosures

Jenny asks…

Why do people with foreclosed homes expect sympathy?

It’s the homeowners fault for buying a house they couldn’t afford. If they knew they couldn’t afford their home then they shouldn’t have bought it in the first place. It’s their own fault for being foreclosed not anyone else’s.

Your Questions About Foreclosures

The Expert answers:

Have you watched or paid attention to the news or newspapers in the last few years? Do you pay any attention at all to what is going on in this country? Tons of people are losing jobs (which they once thought were very secure) through no fault of their own.

My husband lost his job of 15 years over a year ago. We never expected it. We’re now late on mortgage payments. We’re not in foreclosure but I imagine it could happen…. We’re two months late and can’t get caught up until he gets a job, which is also proving to be impossible since there are NO JOBS out there. But we also don’t accept or ask for any help……. From anyone…… Friends, family, the government, taxpayers, etc. We’re doing this on our own and right now we have to choose mortgage and keeping the lights on over eating.

Get off the little pedestal you’ve put yourself on and pay attention to what is going on around you. By the way, we have never asked for or expected sympathy from anyone as this is happening to millions……. Not just us.
