Sharon asks…

HUD Homes – How to buy?

I have a pretty bad credit score {sub 500}, but I can come up with a down payment that is 10-15% of the asking prices of a lot of these nice looking HUD homes.

What are my odds of getting financing set up at a decent interest rate?

Your Questions About Foreclosures

The Expert answers:

Your odds are close to zero for ANY type of financing, with a credit score in that range. You need to improve that score by at least 100 points before you even think about applying for a mortgage. Start working on it now.

Your Questions About Foreclosures

The Expert answers:

I don’t qualify for a HUD home (though I am on Sect. 8).. U must be able to get a bank loan, have a good size income, and have a downpayment.. That right there leaves most people I know how of luck. If u can qualify for a HUD home, u can qualify for almost any home.

HUD Homes/Foreclosures — pennies on the dollar??

Does HUD really have foreclosed homes or other properties that can be bought for pennies on the dollar? Do they have a website that lists them??

Your Questions About Foreclosures

The Expert answers:

Perhaps not pennies on the dollar, but at a big savings, yes.
Http://www.buyforecIosure.com has a bunch, it’ll give you a good idea of how much you can look at saving. The idea of buying a home for $1,500 sounds like a myth to me, unless only one person showed up to bid at the auction.
