Vacant home for sale..How to find out how to buy it? Please Help!?

I live in up state NY, and there is a vacant home that I LOVE, but there was no for sale sign, but I knew it had been vacant for some time now so I went to the door to see what bank it was being sold through or if there was any information on it at all, but there was nothing on the door, so I went to the next door neighbor to see if she knew any thing and she told me that the home was foreclosed on and that was all she knew, I love this house and I would really like to find out some info on it, does any one know how I would go about doing that?

Your Questions About Foreclosures

The Expert answers:

Check your property tax office and see who on record of who now owns it trust me there is a paper trail somewhere but start there first and if it has been foreclosed on see if they poured anti frezzee down the pipes during the very cold winter you had up in ny and if they did then who is going to pay for the extra expenince to replace all the plumbing which is going to be needed ver much stop look and think before you leap into something that you may not beable to handle.

Housing websites!!? Please help!?

Okay, well im moving out this summer to live with my sister and her boyfriend. We are looking for a house, but every one that we have called on already has an offer on it.
I was looking at a few websites, but they REQUIRE THAT YOU SIGN UP FOR THAT WEBSITE TO PAY FOR IT!
I dont wanna pay for it just to look at it a few times!
DO YOU KNOW ANY WEBSITES THAT GIVE LISTINGS FOR HOMES FOR SALE??!!!! We were mainly looking for Foreclosed homes because they are so cheap. That would be amazing if you could do that.
BTW. We live in DENVER, COLORADO.
Thanks in advance.

What is the best way to transfer my small business to my son?

I want to give my son my business without charging him any upfront money. I would like to pull a small income from the business each month as a retirement. I dont want a share in the business just a guaranteed payment each month. I have been in business since 1983 and have annual average revenue of $225,000. My son has been working with me now for the past 8 years and has shown great leadership skills.
I am concerned about things like tax ramifications of not handling this properly. Our business isnt incorporated instead it is a sole proprietorship. Would it be better to incorporate and retain a share of the business while giving my son the majority? Also I have a house for sale currently but it is pre foreslosure. I have a buyer lined up and we are in the midst of negotiating the home sale. If the house were to fully be foreclosed would this affect the business and perhaps even void the business sale?
Thank you for any honest advice.

Your Questions About Foreclosures

The Expert answers:

If you own a small business, then you should at some point have had to consult with a CPA and a small business attorney…this should be best handled by your attorney. If you don’t have one, try calling around to see if you can get one recommended to you. Someone who handles real estate or retirement issues might be able to help as well. As with anything, if the company doesn’t make any money, your ‘guaranteed monthly retirement’ won’t always be there, so some of this rests on the fact that you believe the business will be successful enough under his command. There are never any guarantees….

Contact a local real estate agent that deals in REO properties and he/she can give you a list or show you the properties without it costing you any money. The sellers pays the agents fees. Good luck

buying foreclosed/short sale homes?

What are the advantages/disadvantages of each and how do you go about looking at them in your area? Whenever I google things I have to sign up for a site and they want me to pay for it.

Your Questions About Foreclosures

The Expert answers:

You are hitting scam sites.
Even the Century 21 site (a realty company) clearly states homes that are in foreclosure.
I think they even have an option just to view foreclosed homes in your area.
Also, a realtor will have this info at her fingertips.
Would you consider buying a book such as Buying a Foreclosure from your bookstore?

Before contacting a realtor make sure you are pre-approved for a mortgage.
They will not give you the respect you deserve without this.
