Your Questions About Foreclosures

Jenny asks…

Are the companies that advertise about stopping home foreclosures really worth looking into?

I have seen many ads on the web stating that they can help with foreclosures. I have a friend facing foreclosure – and may soon be myself if things don’t pick up – and she is considering replying to one of these ads

Your Questions About Foreclosures

The Expert answers:

The companies are of SOME help, but only if you do not feel to qualified to speak with your lender on your own. These companies cannot STOP a home foreclosure, but they can assist in negotiating with your lender for more favorable terms, loan extensions, etc. You can do the same by yourself for free.

The decision whether or not to foreclose always remains with the lender (unless some law is enacted which might put a temporary moratorium on foreclosures)

What is the best way to get a list of all the foreclosures in the Chicago land area?

I am looking to buy a foreclosured house but every website wants me to pay and I just don’t really want to pay for something that I might not get. I want to get all the foreclosures in the west, northwest, north suburbs. Thank you!

Your Questions About Foreclosures

The Expert answers:

You need to contact a local real estate agent in those areas.
You won’t find a website on the net that has them all neatly compiled for you to look at for free.

Har.com is the best site I’ve seen for searching properties. I wish all cities had something like this.

If you made a foreclosure version of this site, that would be great.

Can I make money in real estate foreclosures with no money?

Somehow online I downloaded a free ebook on real estate. I didn’t look at it but I must have gave my phone number because someone left a message saying he can get me started with real estate foreclosures making an average of $15,000 on each home. I don’t have any money to invest.Should I look into this opportunity even though I have no money or must I have money for real estate?

Your Questions About Foreclosures

The Expert answers:

Not any more. You could before it all came crashing down. Now too many laws to prevent it.

Charles asks…

What is the advantage to using a real estate agent who specializes in foreclosures?

Currently looking to buy a house and was told by several that I should pay the $300 retainer in order to get a foreclosed house–any ideas on this process? Is a retainer normal? Can’t a regular agent assist in foreclosures?

Your Questions About Foreclosures

The Expert answers:

Who gets this retainer? Sounds like a crock to me. Any realtor can represent you on any MLS-listed property whether its an REO or not.
