The county records or tax office will have the list of pending foreclosures.

The lender will send a representative to bid on their interest.

You may be better off purchasing REO properties, there you have a chance to view the property, get an inspection and such.

Even if they require a fee, you will still be getting an outdated list.
Not a scam, since they give you what they promised you – a list of foreclosures.

This info is not hard to find.
Google the banks in your area followed by the word foreclosure.
Example: Bank of America has a nice listing. Just type in your area.

Also, you are aware that a realtor has this information at their fingertips.
Plus a realtor can warn you of many things that come hand in hand with foreclosures

There are hundreds of sites that sell foreclosure listings. They usually offer a free 7 day trial but you need to submit a credit card. They are getting their information from somewhere, how do I get that info without paying these middlemen?

Need help in understanding how to read foreclosure listings at the courthouse?

I have been up to the courthouse twice and still have a hard time figuring them out.They list an amount and I assume that is what they either want to get out of the property or is that what is owed on the property.Also how do you contact someone about these.They have a law office usually listed but they dont seem to be of any help.Can they not give out that info?What is the best way to find a contact person on these listings..Thanks for any help you can give me on understanding this paperwork..

The clerk will help some. The amounts are what they are being sued for. There may be other mortgaes and liens on the property that are not listed. You are buying hte debt liste, but that does not insure that you are buying a title. Usually the titles are NOT clean and there are other expenses involved.

If you want the attorneys to help you you will need to pay their retainer fee. They are not volunteers.
