Your Questions About Foreclosures

Daniel asks…

Renting foreclosed homes good or bad idea?

I’m looking to move and wanted to know if its bad to rent foreclosed homes.

Your Questions About Foreclosures

The Expert answers:

Foreclosed is the past tense of foreclose- so you mean a house that was foreclosed either recently or some time ago- but it has been foreclosed. That means the old owner no longer owns it. Maybe the bank now owns it. The bank may want to rent it to someone and keep it for a while. I would guess they won’t keep it for several years- they are a bank- after a year or so they will probably put it up for sale.

Susan asks…

How to get access to foreclosed homes?

I wanna find out how to get access to see who (which bank) owns a foreclosed home so I can make them an offer. Help please? I’m in Texas if that makes a difference.

Your Questions About Foreclosures

The Expert answers:

Banks rarely deal with the public directly. Even if you find out which bank owns it and contact them, they will most likely tell you to wait until you see a Realtors sign in the yard.

They have a policy of listing all properties, because they know some of them will wind up with multiple offers and sell for more than their asking price.

You could try to contact the bank directly though. It’s probably about a 1 in 100 chance they will talk to you, but all it will cost you is some time to try.

How do i go about purchasing a tax foreclosed home? i dont care what city or state i’m trying to start my life anew, so anywhere is better than south philly.

Your Questions About Foreclosures

The Expert answers:

Do a search on your local county circuit court. They should have a list of auctions. In Louisville, Ky we have one every two weeks. They are at the courthouse downtown every other Tuesday.

You may want to attend a couple of auctions and speak to the people there to get a better feel for the process.

Good luck
