Your Questions About Foreclosures

Sandra asks…

where would I find a list of foreclosed homes in canada, specifically newfoundland?

Is there a webpage showing a list of foreclosed homes in canada?

Your Questions About Foreclosures

The Expert answers:

In Canada they’re referred to as “power of sale” when the bank is forcing the sale to pay off the debts. Working with your real estate agent would be the best way to find this information. Since you’ll need an agent to look at the homes and to draft the offer letter and such anyway, you might as well start off with an agent now – it’s all included in the commission they will get anyway, so might as well use all their services.

How can I get information about housing auctions and/or buying foreclosed homes in the Bay Area?

I’m interested in finding out about how to buy a foreclosed home in the Bay Area, but have no idea what that entails here. Any information about housing auctions or buying foreclosures in the Bay Area (South Bay specifically) would be greatly appreciated.

Your Questions About Foreclosures

The Expert answers:

You can get a list from your county auditor and often they have the listings available online. Be aware that they usually require 20% payment at the time of auction and 100% within a week. You also need to check with the auditor for outstanding tax bills and utility bills b/c you would assume those if you buy the house at auction.

Charles asks…

Why are the toilets on foreclosed homes taped shut with a caution sign on them?

I’m browsing for a home to purchase and I see in the pictures that all of the ones that have been foreclosed have the toilets taped shut with painters tape and a note that says “caution” at the top. I can’t read what the rest of the note says from the picture. The other water fixtures have a note on them as well. Does this mean that the plumbing has been damaged or something?

Your Questions About Foreclosures

The Expert answers:

Likely, it is because the home has been “winterized.” In other words, the water has been shut off to prevent pipes from freezing. However, ask your realtor just to make sure.
