Your Questions About Foreclosures

Paul asks…

foreclosure listings?

It seems these days, there are hundreds of websites listing potential foreclosure properties. It all seems they all want money for the listings.

Is there one single website that is a great go-to site that doesn’t charge for foreclosure listings?

Your Questions About Foreclosures

The Expert answers:

1. There is no one website that will have all foreclosures. Many websites will have data that is 1-2 weeks old. Good enough for some but too stale for others.

2. Foreclosures are local as is property. The ‘listings’ will show up locally. If an agent has a listing then expect it will be on the MLS. If FSBO then the owner will run their own ads.

3. All Notices Of Default or pending legal action will be filed with the court house. Some locations require the information to be published. Other locations do not. Check the courthouse records daily if you want to see a new notice (pending foreclosure) as soon as the process is legally started.

Linda asks…

Foreclosure Listings?

I am trying to find free foreclosure listings in Michigan. Is there a website OTHER than the ones that have some catch or offer a free trial and then ask for a credit card? I don’t want to have to pay to view what should be public knowledge.

Your Questions About Foreclosures

The Expert answers:

Well, yes some do ask for a credit card but they are the best ones. I’ve signed up for a free trial at Foreclosure.com and canceled it successfully without being charged. I’ve also done research and they seem to be the most accurate.

You could always sift through the paperwork at the county clerks office- but who wants to do that?

Please don’t give me websites that you get when you google foreclosure listings I can do that myself.
I mean like bank or realtor listings.

Also I don’t want to pay a subscription fee or anything.

Your Questions About Foreclosures

The Expert answers:

Http://www.realtor.com has listings.

99% of lenders use Realtors to liquidate their REOs, so when the properties are offered for sale, you will find them on Realtor websites.

There is nothing special about foreclosures, lenders are in a position to hold out for market value. So don’t limit yourself to looking at foreclosures. And dealing with lenders can be an extremely frustrating process for a FTHB.
