Children who are now grown but were young when parents divorced?

I have a 18 yr old daughter. Her mom and I divorced when she was very young and still in diapers. Her mother threw every roadblock in my way she could to keep her away from me along with my two older children. I ended up moving away from the area but once I got visitation I would drive 3 hours each way to come see them all. Then one day they moved and I got no forwarding address. I lost them for years. Now I live 2 states away. remarried and have a new family to take care of also. I have never turned my back on my children. Child support was paid in full to the courts even though I was denied visiting or contacting them most of the time by their mother. Now my daughter has a baby and verbally puts me down because I wasn’t there when she was growing up and won’t let me see my grandbaby. She tells me she don’t need me at all because her mom takes such good care of her. Her mom lives at home with her mother. Unable to take care of herself and is usually in the hospital on her “deathbed” as that is what I am usually told by my oldest. I have no contact anymore with my ex. I moved on with my life. Became successful and remarried. Got on with my life and have always tried to include my kids in my life. Even paid for them to come visit when I can but now I am facing bankruptcy, Already lost my home to foreclosure. Work in a job that requires you to put in for time off months in advance. Anyway my daughter says I don’t have time for her and that I need to just forget about her and stay out of her life because I can’t just come over for birthday parties or other family events. I live 10hrs one way away from her. I own a 4×4 that gets maybe 15 mpg. I barely am able now to pay my rent plus utilities. I have explained that to her but she don’t care. How can I get it thru to her that I do love her and want to be part of her life and my grandbabies life but can’t afford to just throw away my job and life to come running everytime she plans something. I have vacation time planned for later this year to go see her but if she don’t want me there I don’t want to make a expensive trip that I can’t afford. Help
Like I said I paid child support to a bank account ran by the courts. I did send all my kids presents at christmas. Their mom threw them in the trash or sold them.

Well, your situation stinks. I guess I was in the same position as your daughter. Estranged from my father. I think she is just too young yet. Just keep in touch and do what you can. I think that if you persist you will get results. I am 10 years older and I know that it took me some time to realize that if nothing else I did not want to be the reason that my daughter didn’t know her grandfather. I didn’t want my child to someday hate me for keeping her away from him when maybe it would have been the greatest gift of her life. I think she will come to that same realization someday. Try to make her understand that you did not run out on her- you were forced out. But, make sure you own up to all your own misgivings. If you paid child support all those years and she was getting it, you had a way to find/contact her. You had legal rights as a father that you could have pursued. You could have forced her to let you see your kids. You are not innocent in this. Period. IF you make a solid, continuous effort now eventually your hard work will pay off. I’m willing to bet she does want you there, she just doesn’t want to be hurt anymore. You have to build back the trust. Good luck.

what should i do about my texas foreclosure situation? possible title issues/wrong address on house!?

ok, when i purchased the house it was from a home builder who needed to move as many houses as they possible could in 30 day! i know this because at the time i was working for the home builder. so of course everything was going great UNTIL the day of closing. my loan was completely different at closing, my title paperwork came back with an incorrect address on it (wrong city and zip, but lot block and section are correct). but i didnt question it because the house sat on the border of three different cities and i honestly wasnt quite sure which one it should have been in but figured the title company should have known. on top of that the address on the house was not the legal address of the house which was not discovered until after closing when we had to switch over our utilities! we had to go and physically show our closing papers to get service hooked up!!! to make a long story short. in 2008 we were with countrywide and were in the process of getting a loan modification but while going thru the process boa purchased cw. before the sale of cw & boa we got a letter from cw stating we got the loan modification then three months later got a letter from boa saying it was declined. a year later i was still having to fax, refax and refax to boa to get the modification. two years went by and i was still faxing!!!! and kept getting told they never got my paperwork or that we didnt qualify b/c we made too much money (which was not true they had our ppwk mixed up with someone else). finally we “qualified” to do a short sale, boa sent an appraiser out to the house, everything seemed like it was going somewhere and then bam, it was over. the only answer that we can get from them is “we cant stop the auction of your house b/c its too close to your sale date” but before we were able to push back the “auction” date when it was a week away. at this point the only thing that i can think of is maybe they are having problems with our paperwork and all the wrong addresses, especially the fact that the address listed on the house is not the legal address. could this be a reason to deny modification/short sale?!

The best thing you can do now is hire an attorney. You need someone that can send the proper notice to the lender in regards to all the incorrect filing and recording of deed. You also need to know that the builder you were not only working for but dealing with in purchasing your property wasn’t totally honest with you and the other buyers. He thought he could pull a fast one on the banks by not reporting what he did or did not do. Because of this he committed Fraud against the public and is legally responsible for all this mess. Do you really think a builder would rush through anything in 30 days unless he was up to no good?

On top of all that, Countrywide was committing fraud along with the builder since they were doing the loans. When B of A bought out Countrywide, they could have discovered the problems and didn’t want to be pulled in to this mess so they were not going to accept any loan modification or short sale because then legally they could be held responsible for everything that went on.

The attorney you hire, may be able to postpone the auction due to all the technical issues involved. This would be the only way to stay in your house while the problems are being worked on. If you don’t, you will have to be out of the house before the auction date or else you can be arrested for trespassing.

The house I rent is in foreclosure and being auctioned off.?

My wife and I had been getting letters from a mortgage company that we always returned to sender because the owner no longer lives here (Las Vegas, NV). We had no idea what was going on until we came home one day and found a letter taped to the door that said the house was in foreclosure. We took the letter to the rental company and they said they would get to the bottom of it. We haven’t heard from the rental company since. Our lease expired on Oct 31st and since the rental company couldn’t locate the owner (I found her she lives in Illinois) of the house they put us on a month by month lease. We received a letter from the mortgage company a few days ago (I opened it even though it wasn’t addressed to me and yeah yeah yeah I knew it was wrong but I was really scared that I’m going to loose the house). I read the letter and it said the house has been foreclosed upon and it will be auctioned off on Dec 4th at 10am. I’m scared that I will be homeless in about 2 weeks. I lost my job about a month ago and my wife is still working. We don’t have the money to deal with this. What are my options? How did the rental company not know the house was in foreclosure? What recourse do I have with the rental company? What do i do?

I am sorry about your situation but what happens will depend on the new owners. If they do not want to rent to you, your then current lease will end. But there is a good chance that they will rent to you if you have been current with the rent. You probably do not have any recourse to the rental company as they are just the agent and are employed to do the administration on behalf of the owner. They might be able to find another home for you, though.
