Well, a few different ways.
1. Pay for a subscription to one of those foreclosure sites
2. Get free access to one that gives partial addresses, then cross-reference them against the whitepages.com or daplus.us to possibly get a full address and phone number
3. I don’t believe you have to be a Real Estate Agent to get them from the Title Companies, but they might charge you if you’re not, Not 100% sure on that one. I know I get them for free as an agent.
4. Get an Agent

Ultimately you will need to go through an agent, whether it be your own or if you are just in contact with the bank’s agent, even if you buy at an auction. It’s best to have your own, you don’t have to pay for it, the seller does and they will prepare the contract and present it to the selling bank. Foreclosures are very difficult don’t make it a harder process by going at it by yourself.

My friend is looking to buy a home in foreclosure (pre auction). She thinks she canbuy a 300k house for under 100k total. how likely is this to happen?
or possibly a house that didn’t sell at auctin and reverted to the bank
i woudl think that a bank would not sell a house for 100k when they are owed nearly 300k…….she says she has heard of a 300k house selling fro 90k a year ago–only needed minor repairs
she’s looking for something that only need minor repair at teh most

Do you have to be a real estate broker or agent (and have brokerage license) in order to buy directly from the government? What prices can I expect on foreclosures in our declining economy? I don’t want to pay anything higher than expected in our current economy. Where can I obtain the foreclosure listings and other info for free? Please direct me to a proper website that explains all this. Thanks.

The banks are really the ones who own the properties and houses. I dont think they will just give you a list of their foreclosures tho. If you go down to your city hall, they should have a list for you. You don’t have to be a realestate agent tho.

If you buy a house right from a bank, in some cases you can pay what ever was not paid from the mortgage from the previous owners. The banks just want the rest of their money.

You have to have a Realtor. Prices are based on current market value, usually based on taxes or a Current Market Analysis. Be careful of your web searches, get a reference from someone you trust. A lot of vultures out there right now, even at good prices today, you could still get stiffed.
