I own 32 houses and profit about 5k a month from the rent. Not everything has a positive cash flow, but as the houses sit on acreage I expect to profit from the sale.

is there a catch for taking over pre-foreclosure homes?

i’ve been seeing ads on craigslist for pre-foreclosure homes (i.e. 3bdr 2bath for $1000 a month). i want to move to a new home, and these sound too good to be true, but i have never bought a home before. is it the same thing as buying a home? will i own the home once i take it over? what are possible worst case scenarios?

Wow. You need to do some research FAST! You need a title search to make sure there aren’t any other liens against the property. You could take over owing back taxes, second loans, or who knows what. You will also be buying the home “as-is”. You will have to get your own pre-approved loan and have your down ready for when you make an offer to the bank. If you aren’t ready, then that pre-foreclosure will quickly become a foreclosure and that changes how the banks handle things. Good luck!
